Staging Feng Shui: Part 2


Recap: The ancient principles and practice of Feng Shui have long preceded the current methodologies we employ when staging homes for sale. At Julie Schuster Design Studio we embrace a holistic approach to interior design and home staging. We believe creating the right energetic flow will help sell any space!

Earlier this month we introduced the concept of “Staging Feng Shui” in Part 1 of this blog series. Today, we’re taking a deeper dive and adding a few more staging tools to our designer toolkit!

Master Your Bedroom: Large pieces of furniture, like beds, need walls for support. Achieve grounding and stability with a solid headboard. Place beds in the “command position”, ideally facing the bedroom entrance but not in direct alignment with it. Create a warm and welcoming atmosphere with pillows and luxurious throws.

Stage with Singular Purpose: The best staging practices urge us to make sure that the proposed use of a space is not in question. Make sure each room has a singular function or purpose. Avoid the dreaded guest room / office or dining room / craft space combinations. Pick a purpose and stage accordingly.

Remedy Bad Bathroom Feng Shui: It is not uncommon for small city apartments to have bathrooms adjacent to the front door or entryway. This kind of placement is considered bad luck from a Feng Shui perspective. Remedy this by keeping toilets clean and lids down. Fix all leaky fixtures and consider placing a tall plant by the door to redirect and reinforce positive energy that might otherwise “drain away”.

Create a Spa-Like Experience: Bathrooms sell homes! Reduce the strong effect of Water and Metal Elements by creating a relaxing, holistic spa-like environment. Do this by introducing plants, candles and plush towels. Beautiful hand soaps and aromatherapy will enhance the experience for prospective buyers, too.

Wash Your Windows: If our homes are analogous to our bodies, then windows are the eyes of the home. Keep them sparkling and clean, both inside and out, to make the home welcoming to buyers by giving them a “clear vision” of a happy future there.

Elevate Scent and Sound: Welcoming scents ignite our senses in a subconscious way. We like to use lavender in the bedroom and citrus throughout the kitchen. Fresh flowers are a must too (roses and eucalyptus are crowd-pleasers whereas lilies are often too overpowering). Consider wind chimes in the front right region of the home to “call people” into the space.
